Heavy Removals

House removals

Whole houses, with the difficult pieces accounted for

A full home move anywhere in the UK, quoted from what is actually in the house rather than from how many bedrooms it has.

Most house-move quotes start with a room count. Ours starts with a list of the things that are going to be difficult — the safe in the garage, the American fridge, the upright in the front room, the oak dresser that came in before the kitchen was fitted. Get those right and the rest of a house is boxes and blankets.

Get them wrong and you have a crew of two staring at a piano at nine in the morning with a price that assumed there wasn't one. That is the failure this firm was built around avoiding.

Included as standard

Heavy pieces assessed first
The safe, the piano, the range cooker and the marble top get their own assessment before the room count matters.
Blankets, cases and boarding
Furniture wrapped in the room it stands in. Pictures and mirrors in cases. Stair treads boarded where anything heavy is coming down.
Dismantle and rebuild
Beds, wardrobes, flat-pack and table legs, with fixings bagged and taped to the piece they came off.
Floor and stair protection
Runners at both ends, jambs covered, newel posts padded. Most damage on a move happens to the house.
Room labelling
Boxes marked for the room they are going to, which is what makes the unload the calm half of the day.
Appliance handling
Transit bolts in, fridges upright, doors off where the model allows. Gas and plumbing left to the right trades.

What drives the price

Six things, and none of them is a price list

People search for what a house removal costs and get given a number designed to win the click. Here is the honest version: these are the six variables, and your quote is what they add up to for your house.

Volume

How much there actually is, established at survey rather than from a bedroom count. Lofts, cellars, garages and sheds are where estimates go wrong.

Access

Stairs, lifts, parking and the distance from tailgate to front door — at both ends. Access is time, and time is most of the price.

Heavy items

Each one changes crew size and gear. Three heavy pieces in a three-bed can move it into a different bracket than the rooms suggest.

Distance

Local, cross-county or end-to-end. Longer runs bring driver hours and sometimes an overnight into the plan.

Packing

Full pack, part pack, or materials dropped off for you to do it yourself. Most people take the middle option.

Timing

Fridays and month-ends are the busiest. A midweek date in a quiet month is easier to resource and that shows up in the quote.

Where the rest of it lives

The heavy pieces have their own page — heavy item removals, and pianos separately. If you are moving out of a flat rather than a house, flat removals covers the access side. And if the move crosses the country, long distance explains how that is loaded and crewed.

House moves — the usual questions

How much does a house removal cost?

There is no honest way to answer that from a web page, and any figure you see quoted as a headline is a starting point somebody intends to revise. The price comes from volume, access, heavy items, distance and how much packing you want — and we establish all five at survey before quoting. What we can promise is that the written figure is the figure you pay unless the job itself changes.

Do you survey every house move?

Yes, in some form. A video walk-round covers most of them; anything with difficult access or heavy items gets a visit. It takes very little of your time and it is the only reason a quote can be firm.

Can you move us on completion day?

Yes, and most house moves work that way. It means a morning waiting on solicitors, so we load early and go the moment keys are released. If the chain slips, storage covers the gap.

What if the house has several heavy items?

Then the crew is sized for them from the start. A piano, a safe and a multi-gym in one house is not three add-ons to a standard job — it changes the team and the gear on the day, and it is priced that way rather than discovered at the door.

Do you pack for us?

Full pack, part pack, or materials delivered in advance so you can work through it at your own pace. Most people ask us to do the kitchen, the glass and the pictures.

What about the loft, the cellar and the shed?

Tell us at survey. They hold more than anyone remembers and they are the commonest reason a move runs long. Loft contents ideally come down before the crew arrives rather than during.

Tell us what is heavy before you tell us how many bedrooms

Both addresses, a rough room count, and the pieces you already know will be awkward. That is enough to get a survey booked.
